Healthy Homes Statements

There are a lot of legal changes happening in the NZ rental market. The Healthy Homes schedule is underway and a Statement of Intent is now required with all new tenancy agreements. This basically just states that you understand and will comply with Healthy Homes when you must. The most common question one my landlords are asking is “what and who is Healthy Homes” and “how does it affect me as a landlord?” You can think of it like a warrant of fitness for houses and just like a WOF there will be relative fines for not being compliant administered from the government body Tenancy Services. It affects almost all landlords, even new homes are not all built with renting in mind. BUT DONT WORRY! Its all just a process and there is time to get it into order. By July 2021 you will need to know where your rental property is already compliant and where it needs upgrading. Even if its not currently compliant you should provide this Healthy Homes Statement with all new/renewed tenancy agreements. After July 2021 if your tenants either re-sign into another fixed term or you get new tenants, you will get 90 days to do the works required to be Healthy Homes compliant. Which is why it makes sense to get quotes and work orders done now. Otherwise, if your tenants are settled in on a periodic tenancy you have till 2024 to get works done.
